Low Season

Requirements

• 3 night minimum/ 4 night minimum for Holiday Weekends
• Week rates are for 6 consecutive nights, 7 days
• A security deposit of one day's rent within 7 days confirms your weekend and week reservation.
• $500 confirms a month reservation. 
• Security Deposits will be refunded within 15 days after return of the keys.
• We pay the cleaning.  No additional Fees.

Rental Policies

Reservations require a 3 night minimum on typical weekends and 4 night on holiday weekends.

Check in time is 3:00 p.m. and check out time is 12:00 Noon, unless otherwise arranged. Sleeps up to 6 adults with their several children.. We strive to keep Casa Serena clean for your comfort, therefore no pets are allowed.  For long term rental we might consider a small well behaved pet.

Cancellations are acceptable if 14 days prior to arrival for typical weekends; a 30 day cancellation period is required for holiday weekends; 60 days for month rentals. Security deposits are forfeited in cases of “short notice cancellation”, breakage/missing items and damages to the property.

Las Conchas Gated Community Policies

• Las Conchas has a noise ordinance which requires shut down at 10:00 PM. Violations can result in fines for the home owner. Casa Serena will pass any fine on to the renters and will not re-rent to anyone reported to violate the maximum number of overnight residents or create a disturbance in the neighborhood setting.
• ATV's, dirt bikes, sand rails, and motorized beach vehicles are not allowed past the security gate in Las Conchas, however they can be left near the Security Gate on the trailor for use.
• Las Conchas prohibits all fireworks. This is vigorously enforced, including fines and confiscation.
• Deposit trash in plastic bags in the trash barrel to be picked up by trash collection service daily.
• Personnel on duty at the security gate (telephone 382-0095) are helpful in cases of emergencies but speak little English.
• Drive safely and be a good neighbor while in Las Conchas.

Notice:

Although we cannot guarantee against water or power failures or shutdowns due to storms, humidity, the electric company (CFE) or other occurrences out of our control, we will make every effort to protect against outages and inconveniences caused by maintenance problems. We retain a handyman on call for most unforeseen maintenance situations.
